The architectural expression of the building is based on the scale and character of the surrounding development and naturally follows the local urban context. Thanks to the prominent bay windows, each floor has a different footprint. The mass of the building is divided into several volumes, which optically reduces its scale and better integrates it into the surrounding environment.
The composition of the facades is based on the rhythm of individual elements, which form window openings, an accented main entrance, distinctive cornices and differently structured plaster surfaces.
The main surfaces of the facades are designed from drawn plaster with fine vertical grooves. Plaster with a smoother structure is used around the openings, while the plinth and cornices are highlighted with plaster with a rougher surface.
The facade of the retreating floor is materially differentiated by cladding made of folded sheet metal in a shade matching the roof covering. This solution supports the visual connection of the retreated floor with the flat roof and the roof landscape of the entire site.
The placement of window and door openings is based on the interior layout. Window and door panels are designed as a single unit, including window sills and lintels with hidden window blinds. The window panels are designed in champagne-colored aluminum; on the receding floor, they follow the color of the roof covering.
Integrated flower pots are located on the street facade, creating a natural transition between the interior of the apartments and the public space of the street.
Balconies and terraces are designed on the eastern and northern facades, designed as separate structural elements. These elements are materially and color-differentiated from the main mass of the building, thus supporting its architectural diversity.
A total of eight residential units are designed in the building. In the central part of the layout, there is a staircase core with an elevator and a common hallway, from which access to the individual apartments is provided.
All residential units are designed as 2+kk apartments. Each apartment is divided into an entrance hall, bathroom, storage space, living room with kitchenette and bedroom. Each apartment has a balcony or terrace, which ensures direct contact with the exterior and expands the living space with a quality outdoor area.
